    Reference template for tenant leaving

    I've been asked by a tenant who is leaving shortly if I would provide a reference for her. Usually when this happens, whether I agree to it or not, a LA somehow gets given my details and persues me regularly to provide said reference.

    I have looked on the NLA website and there is no reference template for current tenants to provide to future LL's.

    I didn't ask for a reference as I always get guarantors, and I have used this stance before, mainly because once when I did agree to provide a reference to a LA there were all sorts of terms and conditions (basically threats) that meant I could be sued if said tenant were to default! Do one was my reply to them and has been up until now.

    When tenants have been good, polite etc. I do not mind giving them a reference, but when they haven't, they will not get one!

    Does anyone have a template that covers me legally when I provide a reference? I don't want it to be handed out to any LA or LL they see fit to!

    Mr Tenant, to date, has/has not always paid rent in full & on time, has/has not always looked after the property & has/has not always got on well with (reasonable) neighbours and landlord and has/has not always complied with tenancy contract terms.

    The reference a landlord should want to see is not that from current landlord (who might want shot of them) but today from a previous landlord (likely more honest..).

    Shame tenants don't require references from previous tenants regarding the landlord.
