    Rentguard - changing circumstances of tenant

    My tenants have been great the last year that I have rented to them, they keep the place very clean, pay the rent on time etc etc.

    I have had Rentguard Insurance in place but their circumstances changed 4 months into the tenancy they had a baby and the mother was on maternity pay till 4 months ago and the Dad is self employed as an Uber delivery person, he has been doing that for 8 months.

    They have a guarantor who is the same guarantor as when they signed but as their circumstances have changed Rentguard want to do a whole new reference for them, I don’t want to bother them with this as working in the service they industry they are likely to change their jobs a lot.   

    I imagine changing jobs is something that often happens and tenants don’t tell you about it so does this make the insurance invalid if you don’t know, has anyone had experience of this?

    I don't know for definite but I would have thought that if Rentguard are asking you to re-reference the tenants, you'd have to do it in order to claim if you needed to in future.
