    Residence and lettings relief

    Good Afternoon Tribe

    was wondering if any of you have had any experience with residence and lettings relief?

    and what criteria and proof you had.

    Do you mean the "Rent a Room" allowance?

    If so, when you or your accountant does your annual accounts, you simply claim the relief or the proportion you are entitled to, depending on the rental income you received from lodgers.

    In my case, I can evidence it with two consistent payments from two individuals who pay their rent into my bank account at the end of each month.  This would tally with two licence agreements in their names with the address of my residential property, should HMRC ever come calling.

    No there is a write up on private residence relief and lettings relief on the gov website. it was a house I bought as my first house, was my only residence bills paid ect but then moved into another and let the first out.

    Ah, forgive me.

    Yes, you can claim relief on a sliding scale, if you previously lived in a property that you subsequently rented out.

    I have claimed it a couple of times, and HMRC never asked for evidence.

    ​I guess if you were audited, you could produce council tax bills, or ask the local authority to confirm that you paid CT for the period you were claiming relief for.
