    Retainer on property

I have a mortgage  retainer to pull down on a property of £140k but it needs to purchase another property and I do not wish to buy another property at the moment.

I could be a middle man in a deal, where the other party are buying a property and I both buy and sell the property, and the buying party would  gain a fee to allow me to do this.

Would such a transaction be considered legal and would I be able to do this technically in real life?
