    Scammers posing as tenants

    unfortunately we have 4 properties available to rent (with open rent) and the below has simultaneously applied to 3 of them:

    he/she doesn't know he/she has applied to the same landlord and in each message he says a completely different story, different salary (in-line with rent), etc etc each time!  he doesn't answer his phone!  so many of these scammers.  I believe they are they going on courses to rent to rent/ sub let.

    perhaps we are more aware because we have a few rentals available.

    are other landlords also finding more scam enquiries than genuine?  has anyone had dealings with the above?

    I am finding the number of no shows on viewings has increased, don’t know if people are busy and forget or appointments made with no intention of showing up.

    my wife wont arrange a viewing without a telephone interview (which is more like an interrogation!).  she does a very good job as we have zero no shows, but hardly any viewings!  she also confirms the appointment an hour or so beforehand and if no response then we dont show.

    I think the reason is people like jav making appointments for multiple rentals.

    Can you imagine how these tenants will behave when the fee ban starts!!??

    They will just get mug LL to reference them at great expense and then take their pick of the one they want.

    I wonder how long before LL wise up and use the TRP facility?

    The tenant will only need to pay once and then tout it around LL.

    I can't see many tenants objecting to paying one fee of about £60 to use for all LL.

    This will mean that the business model of online LA will have to change.

    There is simply no way I will pay for online LA when I can do it for free with spareroom.

    Most tenants know that spareroom is for whole lettings aswell.

    The way I see it the online LA will have to charge LL a lot more if they refuse to adopt the TRP method.

    You might not see the relevance here. But I had discussion about advertising (car sale)

    and using creative techniques to screen out time wasters/scammers ( like a code in advert to make sure they have read advert or compliance)

    Scams are around all the time and they are getting more sophisticated. All the checks available ie references, credit checks . bank statements can all be manipulated.  Documents forged, can you tell a real passport, driving licence- I expect not. Its the real world today and one just hopes your own judgement is right. If in doubt don't rent. Many get caught out as they need to rent to pay mortgages, bills etc and rush into renting out to the first person that comes along. Its only going to get worst.
