also i believe and this might need double checking as i've only been told but not done yet. If you buy more than 6 properties in one go it counts as commercial too - so split title into 6 units (bit of land or 2 bits of land might make up the 6, not sure if you grant leases too that freehold can be one of the 6.
Yes it would class as commercial for SDLT purposes. Was talking about it last night with accountants.
Slightly different topic - understand 6 flats can be classed as commercial and moved into a SSAS - need to check this.
Anyone out there an expert on SSAS rules? Trying to do a JV on some land held by my pension fund which I am looking to build 6 houses on. Have been told it can’t be done. Don’t like the word CAN’T!
