    Section 21 with strained tenant relationship

    I asked a local estate agent who had sourced the tenant originally  to post some information for me once when I did not want to do it myself. It was not the section 21 but other info supporting it which I wanted to prove again (belt and braces) they had had prior to it.The agent then emailed me with confirmation of the date and time and what was in the envelope and did not charge me even though I offered. Sure enough my tenant accused me of trespass but I was able to evidence I had not posted it.  The section 21 was posted by a specialist property lawyer first class. Also recorded. I was taking no chances making an error with the paperwork. The cost was minimal compared to the peace of mind. I recall it was not signed for but the solicitor advised first class was good enough but since I was using a third party I would have been able to involve them should the tenant have denied receipt. My tenant left without any hassle fortunately.
