    Section 25 - Commercial Tenancy

    Is there a cheaper method of issuing a Section 25 to a tenant with a commercial tenancy?

    Our usual solicitor wants £750 + VAT which seems high.

    Obviously you can do this yourself, but It needs to be done right.

    A section 21 is relatively cheap in comparison!

    A section 25 is a different beast compared to a section 21. What are you trying to achieve and is the lease protected or opted out?

    You can always shop around and get a quote from several other solicitors.

    However, keep in mind they will not know your case as well as your current one does so it may cost more for them to have to review the lease and all relevant documents.

    Some commercial managing agents may be able to do this for you but I would be hesitant given the potential loss/difficulties you may face should it be served incorrectly.

    Yes it's protected. Not sure what the current tenant wants to do unfortunately and have asked them a few times. I thought there maybe a dedicated service just for serving notice but I guess not

    Somethings you can do yourself, indeed you can serve a section 25 notice yourself.

    It is not just serving a section 25 notice, there is a lot to consider when service a S25 notice. We have dealt with very ugly s25 litigation in recent years.

    If you get it wrong, it can cost you considerable amount more than just £750. Solicitors costs are tax deductible, we would strongly advise not to do it yourself.
