I have tenants who have fallen into rent arrears since housing benefit was replaced with universal credit.
I served s8 notice 3 weeks ago but held off taking any action as they told me they would be paying last Friday. They didn't. I have chased again and been ignored.
My wife then spotted this post half an hour ago by the tenants on facebook:-
"looking for a mould specialist to check for cancer spores need a report for council"
Great. They have really trashed the house too. They never clean it and letting it to them a few years ago was my biggest mistake. I only did because my wife went to school with one of them.
They flooded the bathroom and brought down the kitchen ceiling. They decided to decorate the hall which meant stripping off perfectly good wallpaper and going no further. Any thoughts on what the hell I can do before this blows up on me?
PS This is the clincher now - I will be selling all my buy to lets as so many people are just a nightmare.

I have just gone through a 8 month nightmare .. my tenant stopped paying rent, refused access to the agent .... throughout last year's hot summer they put black blinds in all the windows and sealed the vents ... they caused £3850.00 in damages .. it was completely refurbished before they moved in with new fitted bedroom carpets ... these were ruined .. stained with condoms stuck to the carpet ... the bathroom black with mould as vents blocked air movement .
These people don't deserve a park bench ... don't give them a inch .. regardless of promises .
The final insult for me was the fact the local council rehoused them in a private rental property that they manage on behalf of the landlord ... this they got without any reference from me .. so totally bypassed me .
Do hope you get these scum out of your property soon.
People are a nightmare. But that's business. People have to buy a product to make it work.
Getting back.... you have had a bad experience. In property and rental this can be the normal. So dont throw the towel in be better prepared and focus on the longterm.
UC is a reality we may all have to understand. You or your agent need to understand the rules and regs. We are in a business that is evolving.
S8 is wrong if the tenancy is periodic. Tenancy management is a game. Play it better than the majority.
Mould, probably condensation. Though I'm struggling to remember the original message.
Dont give up. Just work harder. It's worth it.
Issue s21 too if outside fixed term. Gives you more options even if you don't use it - may cut off any disrepair counter-claim.
Have you got a decent photographic check-in record / inventory?
Don't succumb to any blackmail.

I used s8 because I thought possession was mandatory under s8 if the rent was in arrears and I didn't want to wait months.
I am visiting on Wednesday and will be taking photos in exactly the same positions as my move in photos.
I confronted the tenant via email last night about what I had seen on facebook and they told me it was nothing to do with the house but for their work. However, I don't believe this for a second because I know they had been talking to Shelter and most of what they tell me comes from imagination land.
Bizarrely, they did send me some money last night.
