  • Property Training/Mentoring

    Seeking an experienced Property Mentor

    Hello All,

I am looking for a mentor to help guide me as i build my property portfolio. I am looking for someone who has a substantial portfolio or who has a lot of experience in the field.

At this moment in time i am going to purchase my first property investment. I would like someone who can give me advice on how to expand my portfolio and share all their knowledge with me. So i can build a good structured portfolio.

If anyone is interested in doing this it would be much appreciated, please reply to this post or message me directly and i will tell you a lot more about my experience so far.

    Kind regards,

    Jay

    Hi Jay,

It's great that you are seeking to educate yourself, but, be careful, you are entering a completely unregulated sector where a lot of nefarious individuals operate!

Please read Property Tribes thread on authentic property training & mentoring to get a better understanding >>> Property education, training, and mentoring

You need to do intense due diligence on anyone offering you mentoring services.

John Howard, a property investor and developer with 4 decades of experience, is our training partner and I recommend his one day seminar to you.

Find out more here >>> Property Tribes partners with John Howard

John's next course is on the 8th July, so perhaps consider booking onto that one as a start?  John offers follow-up support to all his students.

    Hope that helps?

    Hello Vanessa,

Thanks for the reply. Yes i understand that people are going to try and sell me stuff and courses etc. I think what i am looking for is someone i can maybe have a bi-weekly call with or monthly, just to bounce ideas off. Im not really looking to pay for anything just someone who is willing to share experiences, things to look out for etc. I will have a look into some of the links you have sent me thank you very much.

    Kind regards,

    Jay

In that case, I think this site is the best mentor for you.  Just post your thoughts, ideas, and questions, and you will find you have multiple mentors ... Smile

Yes I agree. Those that make money do so by getting on with the business at hand. Their time is too precious to waste elsewhere. And when they do have free time its spent with the family and hobbies.

But there are those that talk about what they claim to do and make money from that off unsuspecting punters!

So in that regard you will probably struggle to find someone genuine that will help without trying to help themselves.

So as Vanessa says, use this site, its priceless in avoiding some of the mistakes others have made. Nobody will take you by the hand, but you have a wealth of information and experiences here that can save you a lot of money and hassle, as well as make money for you.

Spend a few days reading article going back a few years, its all research that will provide you with knowledge.

Thank you very much for your input! I will take a look at some of the articles. I have mostly got my information from podcasts which i listen to on my journey to work. I have been a member to the forum for a little while but I havent really used it much! Might be time that i start doing some digging and reading articles.

    Kind regards,

    Jay

Perhaps if you could share your starting point/funds, and what your goals are, you will get some more prescriptive advice?

Also, this thread is a good place to start:

Top 10 Property Tribes resources for novice landlords and BTL investors

And this series of videos are a "must watch" for new investors:

Monday -  Taking responsibility for your financial future and how to do that

    Tuesday -  Get educated!

Wednesday - Create your "income engine" and then turbo charge it!

Thursday -  Build your "wealth pyramid" to future-proof your wealth.

Friday - Protect your assets within a "wealth fortress".

Plenty to be getting on with there! Smile

    Definitely the best option!

Hundreds of years of experience on here and for no charge. How can any single mentor beat that?

    Good luck with it.

On PT you will find a lot of conflicting opinions which reflects how different strategies work in parts of the country, attitude to risk and ambitions.

Take everything you read on here with a pinch of salt and definitely use your common sense and calculator!!!

    Hi Jay

Where in the U.K. are looking to invest ?

Do you already have any BTL’s, if so how many ?

What funds do you currently have ?

Are you able to be hands on if a property needs restoration or would you need to pay someone to do it ?

What are your goals / targets for the future ?

This will give some of us on here some opening information about you to may be offer you some free advice.

    Cheers

    All,

Thank you so far for your input! I appreciate it. Here is my current state of play...

I am in the process of purchasing my first property.

I am purchasing a 1 bed flat in southampton (from a family member) it was a new build flat as of 4 years ago, and currently rents for £750 pcm.

After this has been completed I will have no funds left. This property was a tad more expensive than what I was originally looking for I was looking at 120k purchasing this one for 134k.

So my question is really once I have this purchased. What are my next steps? I know obvious ones are save for my next investment. I guess I am looking for how to expand my portfolio (I know 1 property isn't exactly a portfolio) and how to make my portfolio robust etc.

If you feel I have missed any information that might help you guys please let me know I am open with all my information.

    Kind regards,

    Jay
