    Selling at Auction Question

    I am interested in a property which has another building in the garden. This has planning only as an office but is set up as a dwelling with separate bedroom, lounge, kitchen and bathroom

    My question is, if this property is listed at auction and described as two separate dwellings, with the vendors knowledge that it only has planning as an office, is there any comeback for a buyer at the auction who buys on the understanding it is two houses.

    Does the vendor have to describe it properly or is it down to the buyer to make their own enquiries beforehand.

    As I understand it, auctioneers must abide by the same rules as every estate agent.
