    Shifting rent payment date

    I'm wondering about whether I would get into any tricky legal situation if I agree to shift the payment date in an AST?

    Decent tenant, has a good job, has just moved jobs and gets paid a few days later that previously. The AST is dated 2018 and is periodic. I don't want to change it for a new one with a later start date for reasons on-the-ball landlords will understand.

    Having explored how the tenant could resolve this herself with some financial planning, I'm wondering what potential issues (if any) I might run into if I agree to amend the contract to say delay the payment date by 10 days in return for 10 day's worth of rent payment? This would be easier for T to raise than the additional month's rent she would need to find to pay me on time.

    (I've just checked the tenant Fees Act 1/6/19, and see that I'll be forced onto the new regime 1/6/20, so clearly at that time I lose nothing by issuing a new contract with a new start date, but in the interim I'd like to stick with the benefits the current AST offers)

    Hi You would just keep the tenancy the same

    so if she moved in on the 1st and wants to change rent date to the 10th then you would just charge her a one of payment of the 9 days

    If she moves out then she would have to leave  a day before the rent date, I'm assuming you took a deposit as you would have to re register it if you were changing the contract and itl cost you.

    Will be a lot easier and safer this way

    I do this all the time by an informal arrangement if its easier for then and their budgeting 

    Some pay early in fact because it suits them

    The AST remains exactly the same with the same T&C`s I tell them

    They respect that and thank me for the flexibility I`ve shown
