I want to publicly thank David Smith for personally taking the time to ease my anxiety over an ongoing issue that I’ve been having. Much appreciated.
David is the man indeed.
Hi Sharron,I really appreciate your recognition of David's contributions.David is so generous in sharing his knowledge and assisting landlords. He works tirelessly at many different levels to improve knowledge and standards in the PRS.I offer a personal thanks to him as well, for answering so many questions on PT and supporting this community - not to mention his fantastic content for "HMO Compliance Week", which was also his idea.David is a real star and PT is very lucky to have him contributing here. Thank you David for all you do for landlords!

I would like to agree wholeheartedly. His responses to my issues have always been quick and excellent and have helped me sleep at night over a real problem tenant. Best advice ever.
I am not sure what to say. Thank you very much for these comments. I am not entirely sure they are deserved but I am taking them anyway! A very nice start to my day
David. Don’t underestimate how much just a few minutes of your time has eased my anxiety!
I agree David has very good knowledge and a clear precise manner which cuts out the waffle
So his 1 min videos get straight to the point on any specified topic and are very helpful I find
My one caveat is though and this is not a criticism against him but an observation of the profession
Solicitors carry a lot of weight when they say stuff so people listen and often act on what they say
But solicitors approach problem solving from a very different angle than say a counsellor
Both have their place in this business even though some may disagree
Being a LL you have to be multi skilled and have an armoury to match
Sometimes serving a Sec 21 / Sec 8 notice etc is not the immediate or best answer .
Sometimes a cup of tea and a chat with a tenant produces a much better solution to your problem
So don`t always reach for the law book first . Have that law book though in your back pocket
And for that law book yes David is an excellent resource and I would feel safe in his hands . Thank you

I agree, thanks very much David!
