    Solicitor For HMO Purchase

    Hi All

    Would you recommend a specialist solicitor for a Student HMO purchase or would the normal solicitor I have used for several "normal" purchases and been happy with be suitable?

    Yes I would think the conveyancing is the same.

    I have used the same solicitor for my conveyancing of different kinds of building and she is currently dealing with some sales of student properties for me. 

    Only once did she pass me on to her colleague within the same company as it was a commercial building and that was his domain.

    All comments are made in good faith and are given to the best of my knowledge and experience but I would advise you to consult an expert before making important decisions and I accept no liability for comments made.

    The conveyancing should be mostly the same but  make sure

    a) there is not an article 4 in place or the property has use class C4 (or Sui Generis if > 6 people)

    b) if the HMO is < 5 people, there isn't an additional licensing scheme in place/being introduced or if there is that the property has a licence or will qualify

    c) if the HMO is > 4 people, the property has a licence

    d) check that the property meets the standards of the local council - I bought a licensed HMO which didn't have enough sockets

    e) make sure the HMO meets the room size standards - last year I saw a lot of HMOs for sale with rooms that were too small

    I spoke to the local HMO officer who was really helpful. I have the information as to room sizes and other requirements and needs. Its in article 4 area, has the C4 retrospectively  and was licenced 2017. I have the forms for licence renewal ahead of any sale.
