    Speed up a property purchase

    Hi guys,

    I am looking to purchase a property but just to the seller who wants this done immediately after agreeing a good price.

    I have got appointment with my solicitor tomorrow and the mortgage should be approved in the next week or so, is there anyway to speed up the transaction. The main delay revolves around the searches, is there any alternatives to this?

    Some councils have s speedy search option! I’ve used this when I’ve bought repos. Solicitors have always tried to disuade me from using them

    Once searches are done, money in place  and everything appears in order ask your solicitor to see if you can  exchange and complete on the same day.

    I was going to ask this same question as my solicitor has taken over 2 months with my property purchase. I didn't have much of a choice but to go with them as it was to do with my mortgage company not accepting my initial solicitor, who I knew were good.

    The actual searches didn't take long at all but they don't seem to do anything unless you ring them. Emails have been not responded to. They have said the vendor's solicitor have just sent them things each time but why are they not chasing them up if that's the case?

    Any other advice for future purchases would be gratefully received.

    Well, don't use that solicitor again to start with!

    You pay for what you get

    My council for searches its £100 for a 5 working day turnaround , £75 for a 10 working day turnaround

    You can exchange and complete comfortably in 4 weeks

    Buy indemnity insurance for stuff that may take an age to sort out

    A solicitor is your servant . Be a pain in the neck if they are being slow 

    Offer them £250 more and your file will move to the top of the in tray each morning

    Its worth it if you are bagging a bargain and saving 10K on PP
