    Tenancy template

    I am having my property fully managed and wondered how I can tell if their tenancy agreement is fit for purpose. I've noticed for example there is nothing about car parking. I'd like my tenants to park at least one car on the drive.

    A previous tenancy agreement stipulates quite a lot about parking and best practice including parking on the drive and only private vehicles by way of example.

    I am going to ask for something to be added but it begs the question might anything else be missing? Hence my wondering about best practice template.

    Out of curiosity, why would you want to state to park on the drive?

    And if they had a drive, why would they NOT park on the drive?

    Seems an odd request and not a clause i've ever come across.

    Cars are getting bigger and bigger but roads aren't.  I do not understand why people don't always use drives but they don't. My last tenant took great delight in parking his massive vehicle right opposite my neighbours drive including when they were doing some refurbishment when he could have parked on the drive. I know I shouldn't care really but it's a nice area and I do.

    I'm not sure if "tenants must park their cars on the drive" would be an enforceable contract clause.

    Probably not but I have seen the clause in a large national estate agents tenancy agreement (recent).

    FYI - I use HM Gov Model Tenancy Agreement from HM Gov website.  And then add additional terms.  The rational is that a Judge is less likely to go against a Gov Tenancy Agreement.  At least I hope that is the case...lol
