    Tenant eviction advice

    Hi all

    I am planning on carrying out my first eviction notice since being a landlord for 7 years. 

    The tenant has lived in this property for 5 years and is now periodic. I no longer want this tenant in the property so will serve a S21, giving the tenant at least 2 months notice.

    Are there any tips outside of the normal process that you can advise on?

    I was thinking something like taking out RGI now so that if there are any complications (tenant decides to remain), then my legal costs will be covered.

    Anything else worth considering?

    to get RGI you'll need up to date financial references etc from the T....

    When was last new tenancy signed, please?

    If you get RGI in these circumstances, let us know from whom: Sounds, err... "ambitious"...

    Hi thanks for the links. The last tenancy was signed pre October 2015. I will call the RGI company and see if it's possible and update on here

    Make sure you have issued Epc how to rent booklet gas certificates etc. Get signature to prove it.

    issue notice more than two months in advance ie 2 months plus 2 days. Prove you issued notice by recorded delivery or photo of hand delivery with say a newspaper to prove date. Ensure the deposit is in a recognised scheme.

    Good luck. I had everything in place except RGI. I started the process at 6 months arrears and it still took a further 10 months to gain possession. The day before the bailiffs arrived the tenant was in court pleading for an extra month, supported by the usual anti eviction crew. Luckily the judge couldn't find anything out of place for the previous 16 months and allowed the bailiffs to take possession.
