    Tenant guarantor

    Good Morning All

    I own 2 bed BTL flat which I have just redecorated and I have found potential tenant with guarantor. 
    I know I need to sign AST agreement with tenant and carry all checks. Do i need to do the same with guarantor and sign seperate agreement with him?
    Do you have any experience with that?

    Hi kilopeta

    Simple ans is yes.  My letting agent had two tenants with guarantor and did the checks to determine if they can pay incase the tenant defaults the debt than becomes the guarantors problem.  So the guarantor has to think twice before agreeing to becoming one.


    Tthe guarantor is

    1) I would makers Earning at least 2.5x the rent

    2) Is UK passport holder or citizen

    Always reference the guarantor, the same way you would the tenant.
