    Tenant Referencing

    Someone recently mentioned you could get a tenant reference for £20 - does anyone have details of this service provider or other reputable good value tenant referencing providers?

    OpenRent does this for that rate. My personal feedback from the tenants who've had to go through the service on the back of my instruction hasn't been positive.

    It's easy to instruct to them from a landlord point of view. However I've heard that the tenants experience of the journey is not as good. 

    There are a few that offer a service around that rate. I think the balance you need to find is price vs quality.

    Hi Wayno, I've used Movem before. They are around £10/reference and do it all electronically so you still need to do a bit of work to call to check references etc but good for checking affordability and getting all their info in one place

    I have experienced the same issue with cheaper reference agencies. Where you have to do a fair bit of chasing to get updates. I've not used Movem... Do they show the status of what's outstanding for their checks? I find the I'm struggling to visually see only what is still outstanding as part of their checks.

    Out of curiosity do people have deadlines for the tenants to provide info request asked by the agency before the agreement is pulled / cancelled?

    If you want to get Rent Guarantee Insurance make sure that the RGI Co will accept them. Our LA used Lettings Hub for the refs and passed them but it was missing info so not robust enough to get RGI from landlordreferencing.co.uk. Had to use Letting Hub for RGI which was much more expensive (and I wasn't happy!)

    From yesterday, it became illegal to charge an ex-tenant to provide them with a reference. The new landlord is likely to have to pick up this charge so if you want a reference from the previous landlord, you will probably need to add £30(+VAT) to any cost.

    Movem's £10 offering (which you need to pay for 10 in advance) won't be affected, as based on their website, they do a soft credit search and look at the tenant's bank statements. You could do this for free with the tenant's cooperation.
