Tenant wants to pay rent AFTER moving in...

I have found a tenant who is moving in on 21st August - she has just emailed me to ask if it is okay if she pays rent & deposit on the 1st of september because that is when she gets paid - what should I say?

No chance. She should wait till she gets paid until she moves.

Next excuse will be she's been made redundant on August 31st so can't pay you, but forgot to tell you and had already moved in anyway!

Sounds like a chancer to me.

Hassle before the tenancy = hassle during, and hassle after...

Thanks - I must admit this has put me off a bit - I am now having second thoughts and may not even rent to her - or may ask for a guarantor now!

To see if she's telling the truth I would ask to see her last 3 months payslips.

However, even if they are legit I wouldn't rent to her. She knows it's not right making that request.

Say 'no' so that she values your 'yes'.

I thought so, didn't want to sound unreasonable though!

Is it normal to pay before moving in or on the day of moving in?

ie. when should i had over keys? - presumably after receiving clear funds?

Far too risky, no.  Start as you mean to go on...business, business, business.

    No.

Gosh, some people are really trying it on.

This is why I am considering either:

    a) Rent insurance

    b) guarantor

Look, if she doesn’t have money to move in, you will always struggle with her. Don’t you have someone else interested?
