    Tenanted 4-bed detached. Swindon. NO SDLT

    I have a 4-bed detached in a nice area of Swindon (Grange Park) that I want to sell with the current tenant in situ.

    The house is modern, has an attached garage (with one of the bedrooms above it - as built). One bathroom upstairs and an extra toilet downstairs. Kitchen diner and separate lounge. Conservatory. Fully Double glazed. New boiler in 2018.

    The tenant has been there since 2011 and treats it as her home. I don't want to kick her out because she has looked after it so well. Current rent is just under £1000pcm.

    I have it "pre-bought" on a contract which means the SDLT has already been paid. All you have to do is buy the contract off me to save £13,000 (I have already sold one house in Swindon on exactly the same contract).

    Similar (just around the corner from this one) are on the market for £310,000 - and that would have SDLT on top. All I am asking is £300,000

    PLEASE only contact me if you are interested in a house like this in this area. I DON'T want to explain constantly how a "delayed completion" works to people that aren't genuinely interested.
