  • HMO & Multi-Lets

    Tenants asking for desk & chair in room

    We are renting out 6 rooms in our HMO.

    They are each furnished with uniform beds, wardrobes, bedside cabinet & chest of draws.

    One tenant is asking if we can provide a desk & chair and another has intimated the same.

    Don't really want to provide this as I presume every tenant will ask for the same (one is bringing her own)

    Is it pretty standard to provide these items?

    Yes it is, but especially if the tenant demographic you are renting to are students. Smile

    If these are good tenants, then take a view on providing these items.  If not, wait for tenants to come along who want the room "as seen".

    Work out if the cost of the desk is less than a void period/having a good tenant.

    Its generally good practise to at least provide a chair.  Otherwise the only place to sit is the bed.  

    Its not comfortable sitting on a bed all of the time and ultimately its not good for the mattress.  

    Even if you provide a lounge with seating area, tenants still like to spend time in their rooms.  

    Many use a desk either for their computers or as perhaps a dressing table.

    It's not an unreasonable request.

    Suggest you look at Ikea for a small cheap desk and chair.

    So - leave the tenant in need or fulfill the need?

    If you want to retain your tenants and they are not being unreasonable, then best to fulfill the need.

    For the sake of £50 for a brand new ikea work top and legs and a second hand ikea swivel chair I'd be looking to make the upgrade, surprised this is a question really tbh.
