  • Peer to Peer Lending

    True Peer-Peer Lending

    I'm an experienced property portfolio manager looking to build my own portfolio.

    It looks like most Peer to Peer Lenders are just middlemen platforms who take a large cut, and assume no risk to themselves.

    Is there any true Peer to Peer lending, where people lend to one another without the middleman?

    Peer to Peer lending is referring to a regulated concept where multiple people pool their funds and the total is loaned to a borrower. Lots of details for what all this means.

    If you want to borrow from 1 person, fine. You can advertise that you want to borrow. If you do not offer aa charge on a property, the FCA does not regulate your request to borrow. If you are offering a charge, that is under the FCA remit so there could be compliance issues.

    If you are attempting to bring multiple people together into 1 loan (as opposed to multiple, individual loans), the pooling of the funds is definitely regulated by the FCA.


    Happy to chat and explain this further. I can also explain how you can raise equity as opposed to debt to build your portfolio. Many times the traditional lending channels are more than competitive so you will run out of equity long before you run out of willing lenders. 

    The key take away is financial promotions are regulated in most cases so do not just start positing things with are overt or covert requests for funds.
