Online letting agent, Upad, has announced that, in response to feedback from its clients, it has revamped its payment options with the launch of ‘Pay on Success’ for its premium offering.
According to the agent, “Pay on Success” is its most comprehensive pricing option and is intended to appeal to less experienced or first-time landlords.
It includes a premium Rightmove listing with professional photography, as well as all the necessary paperwork to ensure the tenancy meets all compliancy requirements. Importantly, the £399 fee is only payable once a tenant has been secured and the referencing process starts.

The increase in business for Upad by 20% is just caused by LL deserting traditional High St LA for the better Upad offer.
Plus Upad will have been growing organically due the popularity of the online LA pioneered by Upad
In light of cost pressures etc many more LL will be terminating their LA contracts and moving to Upad and adopting self management.
Traditional LA are going to struggle in what for them will be very challenging times.
Not so for operations like Upad who will go from strength to strength.
No if Upad could also destroy traditional EA happy days for house sellers aswell!!
Alternatively, landlords could use a low cost fixed price letting agent.

Many LL will simply take to self managing.
S24 is a cost that has to be paid for somehow
Many LL will choose to use what was the LA management fee
Yes the LL will have to put up with inconvenience of self managing but that is a minor detail now that S24 taxes can be paid for with what was the LA fees.
LL won't especially mind though it will be a bit of a pain.
It is LA that will be going out of business as S24 LL desert even cheap LA like you.
When taxes start to bite LL have little choice than to start self managing
We also enable Landlords to advertise their properties on Zoopla and Spareroom for jus £35.00!
I agree, alot of agents are going to find it tough when S24 really kicks in.
