    Upgrading the water supply

    Hi Guys,

    Im in the process of converting a commercial building into a HMO, the current water supply will not be sufficient to service all the ensuite rooms so I have requested a quote from the Water company for an upgrade to a 63mm supply ( their recommendation)

    There quote was just over £6.5k  just for the connection and what they called infrastructure charges. That does not include laying the pipe within my boundary that work I will be carrying out myself.  My initial thought was that the connection charge will be under £2k

    Just wondering if anyone has had any experience with working with the water companies or has anyone managed to negotiate a better price on their own projects as the price seems to be crazy?

    Hi

    Yes have experienced new connections a few times now including commercial to Hmo in high st locations

    I am a bit surprised they have suggested a 1 x 63mm supply?  As I understand only from memory and I can't be specific at mo however Im sure  there will be additional regulations and responsibilities passed to the owner on a supply over 50mm.  Perhaps this is not a problem for you though I know it did nt appeal to me.

    Unfortunately I would find surprising if a cost provided for new connection would be negotiable. 

    The majority of cost included in quote will be mainly due to the distance of the property from a suitable water main...the further away the more ground works and excavation will be needed to connect. Should any traffic control or road closures be needed this will also add to price.  The cost for the dig supplied by water companies seem to be set  at a premium.  You can ask them to quote for the connection cost only and seek an independent quotation for laying pipe.  These are likely to be cheaper.

    It might be worth considering applying for multiple smaller supplies instead of one large supply possibly and value to future development
