    Vacant property procedure - mail etc

    Hi All,

    Both my properties are empty at this point in time :-S

    is there any guide as to what you should do with regards to bills and Mail etc?

    Fingers crossed they won't be empty for too long but the mail pile is growing!

    Hi George,

    Tenant's debts and post are not your concern.  You could write "no longer at this address - return to sender" on the envelopes and put them back in the post.

    If you have contact details for the tenant, you could text them and let them know that you will hold the post for a couple of weeks and then dispose of it, but you are not obliged to do this.

    Empty properties have other, more serious threats that you should be aware of imho.

    George, if any big packages arrive I hope you don't have the same trouble we did!

     Our sparkie was working in our newly purchased BTL, and accepted a large box (1.5 x .5m) addressed to the previous owners.  Box was delivered by Royal Mail.

    Next time I saw the postman, I asked him how to return it.  He said that because the box was marked as being from Argos, the goods would have already been paid for so we couldn't return it.  Eh???

    We didn't have a forwarding address for the previous owners, so I rang Argos.  The woman I spoke to wasn't even remotely interested in what I was saying to her, she just kept repeating in a monotone 'we only accept returns if the goods are faulty'.  Double eh??

    So I rang the sellers' estate agent.  No, we can't help you, sorry.

    Upshot of all that is the local charity shop has a brand new child's bookcase.
