Im nearing completion on a BTL which was previously tenanted and said would be empty/cleared before I purchase. I’m viewing the property tonight but I drove passed last week and there was still rubbish on the drive e.g mattress/chest of drawers etc
This don’t leave me feeling very hopeful that the house will be empty and just full of stuff the tenant/previous owner doesn’t want.
What options do I have in this situation? Ideally I don’t want to delay the sale as it’s been dragging on a while (my mortgage offer has nearly expired!)
Could I possibly negotiate £500? Off the price to cover my time and skip hire? Would this effect my 75% mortgage though?
Would reduce the offer price with £1000 or ask your solicitor to keep £1000 behind in case it is not cleared when you get the keys. The later will not impact your mortgage application and most mortgage providers will also not amend the application for £1000
This happened with the last house I bought (and others previously); a builder had taken it in part exchange but left various items of furniture in there. I estimated the cost of removal and told my solicitor who put it to the other side; they agreed to pay. No problems. Did not affect the house price, it was merely covering costs. £500 does not sound too bad; a skip will cost you about £150 and then you have your time. The key I have found is not to overdo the costs; everyone really wants the deal to happen, but nobody wants to feel they have been taken for a ride.
Interest thread. I’m in a similar position. Went to view the place a second time over the weekend. Just externally this time. Anyway I noticed a lot of rubbish including mattresses outside in the front area. Will speak with my solicitor to try and hold back £500 in case the rubbish is not cleared. Will be completing in two to three weeks
Yes i like to physically check inside on the morning of exchange
And complete the same day as exchange to avoid this worry
Once got caught out on an empty property as it had been burgled the night before
Don`t meddle with the offer price and mortgage now this late in the day . too complicated
Get a say £500 retention by solicitors from their proceeds if you are concerned
They have procedures for this in place for these kinds of eventualities and its an easy fix to your problem
