My tenant contacted me approx 1 month ago saying she had posted notice, I have since txt every week to say not received notice. Rent was due 1st Dec not paid, txt again. Txt received last night saying want to give me keys back as more or less moved out and would I like to keep some of bond back as not been able to re-decorate. (She had painted 1 room pink, and wallpaper 1 wall). I am going to txt back. I want to get keys back asap as I'm losing faith in last month's rent. What should I respond with or leave it all to dispute over bond. On the checkout I'm going to get her to sign a quit - what should the wording be as don't want to imply I'm accepting keys with no notice, what if she refuses to sign anything?What could I give her on receipt of keys to say effectively a quit from her? Many thanks
I think I would have accepted the text as notice and asked the tenant for confirmation of what date they will be moving out. I wouldn't be expecting another months notice from now.
I suggest agree a deduction for making good and remarket the property as soon as possible.

Has tenant physically vacated property along with all their possessions?
Remember you are thereafter responsible for full Council Tax/Water Rates until newly tenanted.
I don't normally get anything signed but if you wanted to be cautious you could prepare a one page document similar to the following -
It is agreed that the tenancy ends on ....................date.......................and keys are returned to the landlord.
£...............is to be deducted from the deposit to cover ...............................................
Meter readings are
Tenants forwarding address for utilities and deposit .....................................
Have two copies so the tenant can take one
I always advise the utilities and council of these details and not leave it to the tenant to do.
There is not set form for a notice to quit. A letter that says she is giving you notice to quit the tenancy would be fine.
I suggest you simply say that you are happy to accept her surrender and that once you have a chance to look at the property you will discuss the deposit with her.

I had exactly the same issue 18 months ago ... a couple moved in to my property and 2 months in they split up and wanted out .
I could have held them to the contact and demanded 4 months rent .
I decided that if they signed with a whiteness to give notice to surrender there agreement, pay the £650 in fees I paid in letting the flat and hand back keys at a agreed date then I would waver the 4 month fee .
They were happy to sign .. and I moved a new tenant in a few days later .
