    What all can go wrong? First time landlord

    Hi everyone,

    Need to learn from your experience. I am a first time landlord where an agent will look after my property and manage it throughout. I hear a lot of landlords are not happy with how agents work or many have had poor experience with agents and then landlords prefer doing all property management hassle all by themselves. What all can go wrong with the agents? Why landlords are not fond of agents? Thanks

    When you hear of the other landlords not being happy what exactly have they not been happy with? This should give you a variety of things that can go wrong

    I've used agents for a fully managed service for 15 years.  Like anything, there are good ones, bad ones, and terrible ones.  I certainly always recommend that first timer landlords start out using a reputable and accredited agent to ensure they are compliant.

    As ever, it comes down to undertaking due diligence on the agent to make sure they will meet your requirements.

    Its usually goes wrong because their goals are diametrically opposed to yours

    You want them to do as much as they can for their money

    They want to do as least as possible for their money . Its human nature

    This inevitably causes tension sometimes

    They don`t want the tenant to call them . They want a silent phone

    This can lead to complacency  and laziness on their part .

    A good agent will try and  fight their  complacent  lazy gene but its hard

    I self manage because I know I cannot hide away from my lazy gene

    Its always watching me 24/7
