    What are the portfolio finance options?

    I have few properties worth 3.3m and I'm looking to remortgage them on a 65% LTV. Are there any lenders that will consider such figures? and what interest rates do they have?

    You can go with one lender usually a commercial lender but they tend to be higher rates; than a matrix.

    We have just completed a re-mortgage of 24 properties; it was a mix of The Mortgage Works, BM Solutions and TSB obtaining the market leading rates. Client wanted a bit of extra funds so we also did a few with KRBS at 85% LTV.

    (TSB: 3.99% 5 yr Fixed, BM: 2.94 2yr Fixed, TMW: 2.64% 2yr fixed) of course rough guidelines.

    We also offer a facility that is up to 50% LTV for Five Years; in which you make no monthly payments. There are no monthly payments – no principal and no interest. Instead, you repay the initial loan plus an amount linked to the growth in the Halifax House Price Index.

    Can you expand what you mean by portfolio finance as my definition is one lender, one facility for all your properties?

    With true portfolio finance then several lenders although you need to be specific for the reasons why you want such a facility.

    Positives

    -Less admin pre and post application
    -Potentially better rate
    -Specialist manager

    Negatives

    -Short term -usually 3 or 5 years and break clause in loan agreement so more fees
    with most lenders
    -Loan on repayment basis usually with reduced options for interest only
    -All your eggs in one basket
    -Rental calculation higher so less debt if lower yielding properties
