  • Tenant Referencing

    What credit checks do you run on tenants?

    Hi. I was just wondering what credit checks other landlords do on prospective tenants? Also where or what websites they use for these checks. Thanks.

    I've used Openrent a couple of times for my tenant referencing and never had any issues.

    We carry out referencing out in house as many from previous landlords and employers can be easily fraudulent. We insist on back statements, copy of current tenancy or council tax bill, copy of benefits/wage slips/utility bill/bank statements. All this along with land register searches on the previous landlords property and the guarantors property and a quick look at the tenants social media accounts means we have covered all basis. There are not any referencing agents that would require all this information to come up with a good overall view of the tenant. You could always take out rent guarantee insurance but the tenants will have to be squeaky clean to pass this and if you are working in a area that attracts LHA/UC tenants it would mean long term voids finding a tenant that matches that criteria.

    this is why you local independent  Propertymark (ARLA) agent can work for you but ensure you carry out your due diligence on the agents. Once you find a good agent to work with it can be money well spent and can save you in the long run

    I use NLA. I tried Openrent but I felt they were a bit inflexible as I already have my own way of doing things but no reason why it wouldn't work for someone else
