    What happens when a lease expires?

    I'm not familiar with leasehold properties, but I understand the basics.

    What happens in the situation where a leasehold expires. I assume ownership reverts to the freeholder, but what is the status of the leaseholder? If the lease is not renewed are they evicted, do they become a tenant, are they squatting?

    Hi Vanessa.

    While videos can be beneficial in some situations, I would find it more helpful right now to read the answer than watch it.

    I am sat at my desk at work and don't have headphones. I have come on Property tribes to read some articles. The video doesn't help me at all so I'll skip straight past it.

    If you do feel the video is relevant, then maybe a short summary of what the answer is or a transcript?

    Basically on expiry of a Lease you are out of the property - so in effect have been renting (with lump sum rental paid upfront) with a g/teed tenure as long as remaining lease.

    If you had left it so that say only a handful of years were left on lease - the cost of Lease Extension would I imagine be similar to buying the property again at full market value.

    The Lease Advisory Service,has an online calculator that can be used as a guide. This may well work for some, but it is not a concrete guide. Renewal of my lease cost more than double that of the calculator! A lot depends on the Freeholders... I think the cost of renewing the lease is set against tax if the property is sold though.

    When the lease expires the flat reverts to the freeholder but the ex-leaseholder may stay in the property and pay rent at market value or negotiate to buy the long leasehold, essentially buy the flat again.
