    Whitebox Property Solutions

    Hello,

    Has anybody used Whitebox Property before for mentoring on development projects, run by Lloyd Girardi and Andy Cooke? If so, what are your thoughts?

    This pair are products of Progressive Property.

    They followed the usual path of training with Progressive, quickly appearing on stage at Progressive events being cited as success stories, and then starting out their own training and mentoring business.

    Companies House shows some moderate net assets (not in the millions of £££s though), the oldest company being incorporated in 2014 but it appears they were still students at Progressive as recently as 2016.

    I watched a video and was disappointed to hear Lloyd Giradi state "We will show you how you can make big money from property development using little or none of your own money in 12 months".

    I don't think it is unreasonable to suggest that it is unlikely that newbies with no competence, track record, or experience could borrow hundreds of thousands of pounds off a private investor, who will take all the risk of their inexperience on their shoulders.  While it sounds great in theory, finding such a trusting (naive?) person might be a challenge?  And why not just use bank finance at cheaper rates and keep more of the profits?

    Thanks vanessa. Which property training companies would you recommend for people starting out with no experience that are looking to start in land developments and commercial conversions?

    I thought I’d never sign up for any property training, but when I was offered the Whitebox free one day discovery day I had some time on my hands so I thought I’d give it a try. The Whitebox guys had always came across as very honest and transparent compared to some of the other training gurus. 

    It was a single day in the classroom at their offices near Northampton. I was quite disappointed with the content. It was very basic and I noticed there was some very important information missing from their deal analysis. To fill time they had us group up to do stuff like figure out how many houses we could fit on a plot of land to maximise GDV. 

    There were two different trainers, both did a great deal of bragging about all the deals they had in the pipeline. It was quite obvious that one of them at least had never completed a project! I had to wonder, if they were so busy with umpteen projects what were they doing wasting their time with us in a training room?

    When the day came to an end there was the inevitable sales pitch and the one day only discounted price. Why discount something that’s in such high demand?

    I didn’t feel guilty about leaving at that stage. They hadn’t taught me anything, the trainers had next to no experience and there was no way I was going to sign up for a paid course. I left with the feeling that Whitebox was just as bad as all the other training companies selling the dream.
