It's certainly interesting times in the property market at the moment. Lots of uncertainty and varying opinions on how it is all going to pan out. There is talk of interest rate rises, a property "crash", and other negative happenings.Here are my views on the winners and the muddler alongers in the property market going forwards in the near future:Winnerspeople who are awesome that can make magical things happen with property

I naturally muddle along, but I see many winners on this site and learn from them.
The winners have a positive attitude, they find an angle or an alternative way to tackle a problem. They rarely complain, and when they criticise its in a matter of fact tone. The winners overcome issues whilst others complain.
A good teacher must know the rules; a good pupil, the exceptions.

There are workers and shirkers
When you are employed on a fixed salary, workers and shirkers get the same wage
That can be annoying if you are a worker
When you work for yourself though the workers get the rewards and the shirkers don`t
That is gratifying
To get ahead .... Do things that other people don`t

I've never understood why the consensus is to have to 'get a job' instead of creating one?
It's even taught in schools. I saw a recent 'here's what you could get per hour job list if you do well in your exams' type of hype-sheet given to secondary school children and it made my blood boil.
When having a chat with someone I don't know, I always have much more interest in people that are self-made/self-employed as opposed to a high-up in some fancy London firm whose name I'm supposed to know is the top of their game. I find it interesting to chat with the self-employed about their problems/solutions no matter what business they're in.
I don't know why in the UK there's not much more push behind people who want to create something as opposed to working for someone who has created something? That's how small businesses get bigger, who then employ people. Without the creators there is nothing other than a zero hours contract where the employer is the winner.
Our biggest enemy is not a crash ,interest rates , ect
Its Govt Policy We are at the mercy of Govt
I can cope with crashes interest rates and all the rest of the Normal things in business
But No business can cope if the basic rules change to the point where Govt dosent want it to trade
In BTL terms we are a very young business 30 years ago BTL in the way we know it did not exist
If Govt wants to it could take us back to the days when I first started in 1982
So what I am saying is the Govt can Give and the Govt can take away
You can be the best Landlord in the world But If govt take the Bat & the Ball away we cant pay the game of BTL
I just hope we never get Corbyn in power If we do Our Bat and Ball will be taken
Its all a possibility My own opinion would be It wont happen
But I also said the vote to leave the EU would not happen
We are not the masters of our destiny we are only in business because the Likes of Corbyn allow us to play the game of Monopoly
The next election is key If we are to survive or Not ????
In this game you need a Plan A B &C
Think of what you would do IF the worsted happened It has all happened before
Its just that most of us here before
I personalty look around me and think God what is going to happen
and I have not got a clue and the very worrying part is neither have our Political Leaders
So my worry is not business its Politicians
We are a Political play thing and the Magic can soon vanish as its done before
Just look at Housing History for the clues
Nothing is new its just what we forget

I agree BTL is a relatively young business and is heavily reliant on government policy and subsequently highly regulated. BTL is as much about leveraging as it is about providing homes and has an economic and social impact. However, the wider role of landlord is a longstanding profession with many opportunities.
I regularly see statements that the government is professionalising the PRS, but this doesn't tally with my real world experience. It seems their focus is very much on portfolio BTL landlords and they've scooped up the AST in that process.
Landlords outside the typical BTL world are not in the government focus and many opportunities remain.

What scares me most are game changers by government. You can be the best and smartest LL in the world and deal with all the normies of a turbulant economy but if government decides it no longer wants to play it is game over!
I agree 100% We are not masters of our own of our own investments
The Govt will have the final say
we have little public support and we are very easy target to hit
I have made my own arrangements if the BTL world folds I hope I dont need to use it But I have given it great thought
We are at the whim of politicians who are chasing votes and who have made some very random decisions in the last few years and as such we are feeling vulnerable, wondering whatever is next.
No matter how well we plan ahead, if the policy makers make random, short term decisions without thinking things through properly we are in danger of being caught wrong footed.
All we can do is as far as possible try to have a plan B so that we can react and adapt and dodge those flying bullets!
So in answer to Broose, maybe winners adapt to the current climate and constantly re assess and muddlers follow the path they have always done without questioning whether it still works.

God, did you really make this beautiful world of ours just happen
I`ve yet to work out why some people seem to be eternal pessimists and some eternal optimists
But I am very optimistic I will work it out one day
